Pre-Design Feasibility Study

Most expensive building mistakes happen before building begins.

Wrong site. Wrong planning strategy. Wrong budget assumptions. By the time a client realises something isn't working, they've already spent money they can't get back.

A Pre-Design Report fixes that. Before any design work starts, we assess your site, your planning position, and your budget, and give you an honest picture of what's possible, what it will cost, and what risks lie ahead.

What you get:

A site visit with Peter to understand your project and requirements, followed by a written report covering:

  • Whether your project is viable on this site

  • What it is realistically likely to cost

  • What planning risks or constraints do you need to know about

  • Whether there are alternative approaches worth considering

  • The things you haven't thought of yet, based on experience, these are often the most valuable

The report is followed by a one-hour Google Meet call to walk through the findings together and answer your questions.

Fees

The Pre-Design Report typically costs between £1,870 and £3,200, depending on the scope and complexity of your project. We work to an agreed maximum fee before starting, so you know exactly what you're committing to.

We are not VAT registered, so no VAT is added to our fees.

If you proceed with the full project within 12 months, the cost of the Pre-Design Report is deducted from our full design fee.
