Terms & Conditions – Online Architectural Consultation

1. The Consultation
The online consultation is a time-limited professional discussion between:
The Client
andMarkos Design Workshop, a RIBA Chartered Architecture Practice
Office 1, Izabella House, 24–26 Regent Place, Birmingham, B1 3NJ
The consultation will be conducted remotely (typically via Google Meet or similar) and will last between 30 and 60 minutes, depending on the option booked.
2. Nature and Purpose of the Advice
The consultation provides initial, high-level architectural guidance only.
It is intended to help the Client:
understand what may be possible in principle
Identify key planning, design, budgetary, and regulatory risks
decide whether further professional services or investigations are appropriate
The advice given is not:
a site survey
a feasibility study
a design proposal
planning advice with statutory certainty
confirmation that a project can or will be approved or built
All advice is indicative and provisional, based solely on the information available at the time of the call.
3. Reliance on Information Provided
The consultation is based on:
information supplied verbally by the Client
any drawings, photographs, or documents shared by the Client
publicly available mapping and planning policy where relevant
No site visit, measured survey, ground investigation, or services search is undertaken.
As a result, unknown constraints may exist, including (but not limited to):
underground drainage or manholes
easements, covenants, or rights of way
restrictive planning history or conditions
structural limitations of the existing building
utilities, access, or ecological constraints
These may materially affect what is possible and cannot be ruled out during an online consultation.
4. No Guarantee of Outcome
Markos Design Workshop does not guarantee that:
Planning permission will be granted
Permitted development rights apply
Building regulations approval can be achieved
A project is technically or financially viable
Any specific size, layout, or form of development is achievable
All statutory approvals remain subject to:
local planning authority decisions
building control or approved inspector review
third-party consultees
future surveys and technical design
Responsibility for securing approvals rests with the Client and their appointed professional team.
5. Limitations of Scope
The online consultation does not include:
drawings, sketches, or design work
written reports or follow-up documents
cost plans or detailed estimates
acting as Principal Designer under CDM 2015
liaison with planning authorities, neighbours, or consultants
Any further services must be separately agreed in writing by both parties.
6. Professional Fees
The consultation fee is as stated at the time of booking
Fees are payable in advance
Fees are non-refundable once the consultation has taken place
If the Client books a consultation that falls clearly outside the stated scope (e.g. non-UK property), Markos Design Workshop reserves the right to terminate the call early.
7. No Ongoing Appointment
The consultation does not constitute an appointment of Markos Design Workshop for further architectural services.
There is no obligation on either party to proceed beyond the consultation.
Any subsequent appointment will require:
a separate written agreement
defined scope
agreed fees
formal terms of appointment
8. Professional Standards & Insurance
Markos Design Workshop:
is a RIBA Chartered Practice
is registered with the Architects Registration Board (ARB)
carries appropriate Professional Indemnity Insurance
The Architect is subject to the ARB Code of Conduct.
9. Complaints
If you believe the consultation has not been provided in accordance with these terms, please contact:

10. Acceptance of Terms
By booking and attending an online consultation with Markos Design Workshop, the Client confirms that they:
understand the limited and advisory nature of the consultation
accept that unknown site constraints may exist
agree not to rely on the consultation as a substitute for surveys, design work, or statutory approvals
